Frequently Asked Questions

As a builder that focuses on educating our clients, we felt it was important to highlight some of the most commonly asked questions that we receive to give you a little bit of background on Lulamon. 

How long will my building project take?

Building times vary for every project we take on board. Some can take 6-9 months, others can take 9-12 months. It all varies on the complexity of the project. To date, we have never had a project take longer than 12 months from the day we commence on site. Our stunning Burwood Road project took exactly 12 months to the day for us to build and handover.

You build so fast, is that a bad thing?

There’s no doubt that our projects come together quickly once on site, but this isn’t a negative thing, at least not in Lulamons case. Our fast build times are a result of our working relationships with the contractors that form part of your project. We nurture the relationships between the trades and suppliers that we use across the board to ensure they work harmoniously together on site. Being able to have multiple trades on site at any given time is heaven sent and means that your home is built efficiently and in a timely manner.

What will my build cost?

Each project that we work on is as unique as a fingerprint. While we can gauge pretty spot on pricing with your selections, it’s the things we don’t always know first up that can be a little tricky, such as engineering and earthworks when we are creating your tender. Luckily, we have enough experience in our team to be able to make fairly accurate provisional allowances to cover those unknown costs where possible! These costs will be made clearer once the nitty gritty details are confirmed.

Can you help me with my home design?

Of course we can! While we no longer offer in house design services, we can still help you make the floor plan you have dreamed up something you absolutely love and is uniquely yours to take to your nominated architect..

What approvals will I need?

It all depends on your development. You may qualify for a CDC (Complying Development Certificate)  or you may require a DA/CC (Development Approval / Construction Certificate). Building approvals is something that we can take care for you once your plans have been finalised with your nominated architect.

What materials do you use?

If you have followed us on Social Media for sometime, you would know that we work alongside a number of quality suppliers such as James Hardie, ABI Interiors, Eagles Plumbing & Haymes Paints.. Just to name a few. 

 

A key difference at Lulamon is that while we love the suppliers we use on a regular basis, we don’t enter into supplier agreements. Our reasoning for this is that, we don’t want to pigeon hole our clients into what they can and can’t have. The sky is the limit when it comes to product selections and we value our clients too much to dictate what they can and can’t have. 

 

We believe being flexible with selections is why we have built so many amazingly unique homes.

Can I make changes to my design during construction?

Yes! Within reason of course! You can’t redesign your entire floor plan mid construction, however we do allow minor changes where possible that don’t affect the structure of your home. Such as adding bulkheads or VJ features. In fact, we have at times even recommended changes to ensure your home flows even better!

How much involvement can we have?

Over the years we have perfected our professional and personal relationship balance. We keep you involved and informed of every step along the way of your build. From the very beginning, we ensure that we are building not just a professional relationship with you but a friendship. 

 

We want you to feel comfortable enough to ask us the questions you may think are silly, we want to get to know you and your family so that we can put as much love and care into the project as you have. Throughout your building journey we will have you on site every milestone and a few meetings in between so that you can truly see your home come to life. We have you meet with our electrician and plumber so you can confirm placements and make any changes on site prior to them commencing as what is shown on an electrical or plumbing plan can feel different to when you are actually walking through the halls of your home.

What makes your team different to others out there?

At Lulamon, our goal with our staff is to educate and nurture. Our on site team of apprentices and fully qualified carpenters have learnt each phase of carpentry where other builders focus on a particular field such as framing. Our boys can do it all, and it is a testament to them and their thirst for knowledge and experience.

Do you charge a tender fee? 

We do charge a tender fee of $1500+GST. 

One of our greatest differences is your project is tendered in its entirety (where possible)  and we avoid using rapid estimating figures wherever we can. Our tenders are extremely detailed and range from 40 to 60 pages depending on the complexity of the project. Each project that comes on board for tendering is sent out for quotation to our trusted trades and suppliers.
